Essential Duties and Responsibilities

Community Maintenance:

  • Regular-daily onsite attendance is required.
  • Responsible for preparation of vacant units for move-in, including preparation of make-ready board alongside Community Manager discretion.
  • Respond to resident/management requests and work orders for community common areas, buildings, and units in a timely manner.
  • Ensure all repairs and replacements necessary for community common areas and units are completed.
  • Responsible for understanding and following Asset Plus key policy.
  • Maintain a well-organized and properly stocked maintenance shop while adhering to safety standards and OSHA guidelines.
  • Assist the Maintenance Supervisor in maintaining the hazard communications program; teach and promote safe work practices.
  • Participate in unit inspections as requested.
  • Report any observed violations of community rules and regulations to the Maintenance Supervisor and/or Community Manager.
  • Utilize property resources, equipment, and supplies economically.
  • Perform additional tasks and responsibilities requested by Maintenance Supervisor and Community Manager.

Customer and Resident Relations:

  • Manage excellent customer service and monitor service request turnaround and responsiveness.
  • Project a favorable image of the community to achieve property objectives and public recognition.
  • Ensure consistency in dealing with residents on all matters.
  • Enforce policies of the community that the immediate supervisor delegates.

Education and Experience

  • High School Diploma or Equivalent.
  • Ability to understand and perform all on-site software functions; basic computer skills required.
  • Must have basic knowledge of Fair Housing Laws and OSHA requirements.

Physical Requirements

While performing the duties of this job, the employee is regularly required to:

  • Move about to accomplish tasks or move from one worksite to another.
  • Ascend and descend ladders, stairs, ramps, step stools, etc.
  • Move self in different positions to accomplish tasks in various environments, including tight and confined spaces.
  • Traverse flat and uneven terrain.
  • Work in an overhead position and/or reaching.
  • Adjust or move objects of 100+ lbs. in all directions.
  • Lift and place objects of 100+ lbs.
  • Communicate with others to exchange information.
  • Repeat motions that may include wrists, hands, and/or fingers.
  • Operate machinery and power tools.
  • Operate motor vehicles and/or golf carts.
  • Assess the accuracy, neatness, and thoroughness of work assigned.
  • Identify and inspect objects and areas.
  • Be exposed to outdoor weather elements (wind, precipitation) including low and high temperatures.
  • Be exposed to hazardous chemicals.
  • Be able to work overtime, weekends, and night hours (on-call property emergencies).
  • Occasionally remain in a stationary position, often standing or sitting for prolonged periods.

License and Equipment

  • Must have reliable transportation due to the emergency on-call requirement.
