Essential Duties and Responsibilities
Community Maintenance:
- Regular-daily onsite attendance is required.
- Responsible for preparation of vacant units for move-in, including preparation of make-ready board alongside Community Manager discretion.
- Respond to resident/management requests and work orders for community common areas, buildings, and units in a timely manner.
- Ensure all repairs and replacements necessary for community common areas and units are completed.
- Responsible for understanding and following Asset Plus key policy.
- Maintain a well-organized and properly stocked maintenance shop while adhering to safety standards and OSHA guidelines.
- Assist the Maintenance Supervisor in maintaining the hazard communications program; teach and promote safe work practices.
- Participate in unit inspections as requested.
- Report any observed violations of community rules and regulations to the Maintenance Supervisor and/or Community Manager.
- Utilize property resources, equipment, and supplies economically.
- Perform additional tasks and responsibilities requested by Maintenance Supervisor and Community Manager.
Customer and Resident Relations:
- Manage excellent customer service and monitor service request turnaround and responsiveness.
- Project a favorable image of the community to achieve property objectives and public recognition.
- Ensure consistency in dealing with residents on all matters.
- Enforce policies of the community that the immediate supervisor delegates.
Education and Experience
- High School Diploma or Equivalent.
- Ability to understand and perform all on-site software functions; basic computer skills required.
- Must have basic knowledge of Fair Housing Laws and OSHA requirements.
Physical Requirements
While performing the duties of this job, the employee is regularly required to:
- Move about to accomplish tasks or move from one worksite to another.
- Ascend and descend ladders, stairs, ramps, step stools, etc.
- Move self in different positions to accomplish tasks in various environments, including tight and confined spaces.
- Traverse flat and uneven terrain.
- Work in an overhead position and/or reaching.
- Adjust or move objects of 100+ lbs. in all directions.
- Lift and place objects of 100+ lbs.
- Communicate with others to exchange information.
- Repeat motions that may include wrists, hands, and/or fingers.
- Operate machinery and power tools.
- Operate motor vehicles and/or golf carts.
- Assess the accuracy, neatness, and thoroughness of work assigned.
- Identify and inspect objects and areas.
- Be exposed to outdoor weather elements (wind, precipitation) including low and high temperatures.
- Be exposed to hazardous chemicals.
- Be able to work overtime, weekends, and night hours (on-call property emergencies).
- Occasionally remain in a stationary position, often standing or sitting for prolonged periods.
License and Equipment
- Must have reliable transportation due to the emergency on-call requirement.
